据《每日电讯报》报道,在仅付息贷款到期时,贷款者便需偿还利息和本金,在这种情况下,贷款者每年需要多支付数千澳元偿款。

周二,澳储行(Reserve Bank of Australia)助理行长肯特(Christopher Kent)在悉尼房地产协会(Housing Industry Association )进行讲话。他警告称,如果借贷条件继续改变,很多贷款者最终可能会选择出售房产来减轻债务。

肯特在讲话中指出,贷款者选择额度40万澳元、期限30年和5年的仅付息贷款,如果在到达期限后偿还本金和利息,每年需要多还7000澳元。而这个额度对于很多家庭来说并非一笔小数目。

据悉,在高峰时期,仅付息贷款在澳洲所有贷款中占据40%的比例,但后来银行被要求新发放的仅付息贷款不得超过新增贷款总额的30%,因此,澳洲目前的仅付息贷款数有所减少。

对于贷款者来说,仅付息贷款仍比较昂贵,其利率要比本息贷款高约40个基本点。但依赖资本增长的投资者,或面临财务困境、希望腾出更多资金的自住业主还是倾向于选择仅付息贷款。

不过,肯特表示,在仅付息贷款将到期时,有些贷款者会愿意偿还本金和利息。但有些则会选择出售房产减轻债务,通过这种方式腾出资金用于其它方面,尤其是自住业主。
