悉尼房市牛市未完?

澳洲八大首府城市的住宅中位价于截至10月份的过去3个月里仅微升0.4%,反映出房市升势有所降温。

在这段日子,悉尼住宅中位价更下调了0.6%,是2016年5月以来首见;不过,这是否代表悉尼房市将会大跌?现阶段来说似乎仍是言之尚早,悉尼住宅中位价自2012年展开升市至今,依然累计逾七成的升幅。

按季微跌 按年续涨

由于银行等贷款机构收紧对房贷的审批条件,加上供息不供本的自住人士和物业投资者需要支付较高的房贷利息,致令整体的置业意欲有所降温,从而导致住宅价格的升势放缓。

截至10月份的一季,悉尼住宅价格中位数下调0.6%,按年则仍有7.7%增长,而且价位继续是各大城市中最高,达到905,917元。细分去看,截至10月底,悉尼的独立屋中位价为1,075,539元,按季下调1%,按年升7.7%;公寓中位价录得783,221元,按季微升0.4%,按年上涨7.9%。

虽然悉尼房市近期有所降温,住宅拍卖成绩亦未如理想,不过,自2012年初房市见底至今,悉尼住宅中位价仍累积上涨了74%。
