悉尼房市转冷 富裕城区房租跌最多

据《澳洲人报》报道,悉尼堪称全澳租金最贵的地区,但随着悉尼房租在全市范围内的下滑,尤其是在东部城区、北海滩地区及外西城区,悉尼租客们似终于迎来喘息之机。

受投资者活动影响,悉尼租赁市场房源一时激增。因相信附带租约的房产更容易成功转手,卖方房东也试图出招吸引租客。

房产网站Realestate数据显示,悉尼房租下跌最严重的城区是北海滩地区的英格尔塞德(Ingleside),在截至10月31日的一年时间里,当地中位周租金较一年前下跌34.8%,降至880澳元。

东部城区的达令角(Darling Point)周租金下跌32%,至1700澳元,埃吉克利夫(Edgecliff)跌18.3%,至960澳元。西北部外围地区的博士山(Box Hill)周租也下跌19.1%,至550澳元。

Realestate网站首席经济师科尼兹比(Nerida Conisbee)指出,投资者活动的上升意味着悉尼出租房产供应增加。一些居民或许会认为自己难以负担悉尼东部城区的房租,因此在其他地区租房。科尼兹比表示,当房租达到了一定的水平,需求也将开始减退。

从全澳范围看,租客仍可在城市外围城区找到更优惠的出租房,但这类地区房租下滑的幅度也更小。
