新州拍卖市场走弱 买卖方均从中获益?

据房产网站realestate报道,房地产数据分析公司CoreLogic数据显示,悉尼西南部城区近期的拍卖行情有所下滑,当地上周拍卖房产仅4套。澳洲拍卖公司Cooley Auctions库利指数(Cooley Index)也显示,悉尼大部分地区的房产拍卖情况大体走弱。

9月份,悉尼房产拍卖成功率为65%,低于去年同期的79%。成功拍卖房产均价为134万澳元,比去年同期的140万还少近6.7万(或4.75%)。售价超过保留价的交易数量也出现下滑,该部分交易占全部房产交易比重仅63%,去年同期达74%;售价超保留价平均额度为50,458澳元,2016年该差额为88,959澳元。

据悉,拍卖市场的走弱为一些买家带来了讨价还价的空间。克林顿(Clinton Cowin)及亚斯明(YasminCowin)夫妇就通过拍卖以低于预算但高于卖家底价的价格拿下了一套位于卡姆登(Camden)的4居室。

私下契约转让的结果则根据地区不同而有所不同。以卡姆登飞地布林吉里(Bringelly)为例,过去一年中,当地的房价增长幅度成为新州之最,涨幅达46.8%。

房产中介索尔兹伯里(Peter Salisbury)表示,来自开发商的需求推高房价,尤其是巴杰斯溪(Badgerys Creek)机场等基础设施附近大型街区的房产价格。他提到,当地部分卖家因此一夜暴富。
