独立屋热度不再 悉尼房价或再下滑

据房产网站Realestate报道,有房产专家预测,悉尼房价将在未来数月继续下滑。上月30日公布的数据揭示,悉尼房市已在11月实现连续3个月下跌。

银行限贷、海外投资者遭到抑制、工资增长疲软、供应增加,在此四重因素的作用下,悉尼房价连续4年上涨的趋势终于出现裂痕。悉尼卖家任意出价的情境已经一去不返。

最新数据显示,继9月及10月房价分别下跌0.1%及0.5%后,悉尼11月的中位房价再度下滑0.7%。悉尼也是唯一一个连续在9月至11月期间房价下跌的首府城市,同时期内,墨尔本及布里斯班房价分别上涨1.9%及0.6%。

房产调研公司CoreLogic最新数据指出,悉尼房价或已在7月到达峰值。CoreLogic分析师库舍(Cameron Kusher)称,悉尼房价将在未来数月继续下滑,但不大可能出现整个市场崩溃的情况。

CoreLogic调研部门主管洛里斯(Tim Lawless)指出,悉尼房价下跌的原因或是独栋房产需求减少。房产中介索尔兹伯里(Peter Salisbury)称,不少潜在买家已经放弃对拍卖房产的竞拍。“去年我们至少会有15人去参观房子,现在有3个人去都算好的了。”

联邦银行(CBA)上周再次宣布限贷新措施。库舍表示,近6成买家是投资者,种种限贷措施将抑制投资者热情。
